Capital Campaign-Parking Lot



In 2013, the Friends of the Pima County Public Library was given notice by the City of Tucson that the graveled parking area south of the Book Barn was not zoned for parking and must be brought up to City Zoning Code. For several months, we have been working to rezone the property to commercial use (C-1) and to create a development plan that complies with zoning/parking requirements. Required notices were mailed out and mandated meetings with the neighborhood have been completed. The City Council approved the application and City departments have approved the final plan. The final City Council review will be Tuesday, February 23. We will be starting the construction work on the lot in March. We will be paving, installing landscaping and sidewalks, and making other required improvements. During the next few weeks there may be some impact to the parking for book sales but we will adjust the best we can. We ask for your understanding for a temporary inconvenience. The good news is the property will be consolidated as one improved commercial parcel which increases its value. The bad news is the price tag. Costs for this process up till now have been covered by carry-over profits from previous years. The construction will cost $155,000. The Friends currently have a reserve account of $115,000 that will be applied to that amount, leaving a balance of $40,000 to pay by April. The Board and Finance Committee have been looking at funding options and will continue to monitor the expenditures. The remaining cost of this project may affect our ability to provide the Library with their total requested annual contribution but every effort will be made to avoid that situation. This year the Library request is $240,000. The Board voted this month to guarantee the Library a minimum of $200,000 this year. Sometimes non-profit organizations need some extra financial support from those who believe in its mission and want to help. This is, quite frankly, one of those times for the Friends.
